NOTICE OF SPECIAL REFEREE SALE Docket No.#: 2013-CP-44-00420 BY VIRTUE of a decree heretofore granted in the case of Arthur State Bank against Veronica M. Thomas and Qusay Y. Thomas, I, Pete G. Diamaduros, Special Referee for Union County, will sell on Monday, July 7, 2014, at 11 o'clock a.m., at the Union County Courthouse, Union, South Carolina, to the highest bidder:Parcel 1All that certain piece, parcel, or lot of land with any improvements thereon in Jonesville Township, Union County, South Carolina, situate in the Town of Jonesville and being known as Lot No. 71 and 19 feet of Lot No. 72, as shown on a plat made by Davis Jefferies, Surveyor, on February 21, 1908, making the lot in the aggregate 69 feet by 145 feet, and fronting on the west side of Gallman Street, and now or formerly being know as a part of the Felix Haile Estate.Parcel 2All that certain piece, parcel, or lot of land with any improvements thereon lying, being, and situate in the Town of Jonesville, County of Union, State of South Carolina, described as follows: Beginning at an IP at the southern corner of the above described lot, on Gallman Street, and running in a westerly direction along the southern line of the above described lot the entire depth of said lot, then in a southerly direction to a Street, then in an easterly direction along Street to an intersection of this said Street and Gallman Street, then a northerly direction to an IP on Gallman Street, the beginning corner.Parcel 1 and Parcel 2 were conveyed to Veronica M. Thomas by deed of June H. Miller, Clerk of Court for Union County, South Carolina recorded in Union County on October 8, 1997 in Deed Book 216, page 620.Property address: Norris Street and 114 Oak Street, Jonesville, South Carolina 29379.TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with Pete G. Diamaduros, Special Referee for Union County at conclusion of the bidding, five percent (5%) of the bid, in cash or equivalent, as evidence of good faith, same to be applied to the purchase price in case of compliance, but to be forfeited and applied first to costs and then to Plaintiff's debt in the case of non-compliance. If the Plaintiff’s representative is not in attendance at the scheduled time of the sale, the sale shall be canceled and the property sold on some subsequent sales day after due advertisement. Should the last and highest bidder fail or refuse to make the required deposit at time of bid or fail to comply with the other terms of the bid within twenty (20) days, then Pete G. Diamaduros, Special Referee for Union County may re-sell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the said highest bidder).No personal or deficiency judgment is being demanded, the bidding will not remain open after the date of sale, but compliance with the bid may be made immediately.Purchaser to pay for preparation of deed, documentary stamps on the deed, and recording of the deed.
